HLV Landscaping Update May 2023

We are moving forward with the Sego, Pindo and hedge trimming project. Obviously, this is a big undertaking and will take a few weeks to complete.

In the Fall we will cut the hedges at the pool back away from the fence as we need to look at paint and maintenance issues on the fence.

The palms will be trimmed in late July or early August once all the shoots have grown out. In the meantime if you have fronds on your house let me know and we will get them cut back.

The sod which died out over the Winter in the areas from which the Maples were removed around the lake will be replaced at no charge to HLV. Starwood’s work is warrantied for a year.

The Yaupon Hollies which are dead that Starwood planted will be replaced under warranty. I am looking at other Yaupons which need to be replaced and will develop a plan to deal with that.

We are going to do some planting in the next couple of weeks to block the view of the pump room and side doors.

Starwood will continue to spot treat weeds in the beds. Starwood has applied two applications of pre-emergent and one of fertilizer. The second application of the Torpedo grass chemical will occur in the next week or so. The first application results were encouraging. Fungicide will be applied next. All of this work is complicated by thatch buildup which we have no effective way to deal with. Starwood uses mulching mowers which shouldn’t materially contribute to the accumulated thatch build up.

The clumps of white “grass” which have gone to seed you see around are Poa Annua a grassy weed which will die down with the summer heat but is obviously unsightly. In an effort to control this weed and minimize the others which germinate over the winter we will apply a Fall pre-emergent.

Starwood is of the view we can help with weed control and fungus development by cutting back on the irrigation schedule to 2 days a week which will happen next week. Obviously, that will need to be adjusted as the Summer heats up. The added benefit here is that the muck should dry out. The responsibility to deal with whatever irrigation beyond that provided which you think is needed is yours.

Long term the goal is to get the weeds under control and develop a plan to cause what turf we have to spread. Some areas are beyond hope and we will have to look at options.  Over the summer, we will get the county extension agent here to see what his thoughts are. I previously talked to a golf course turf consultant. The cost of developing a plan through the consultant is prohibitive.

Please consider this a reminder that any fencing or gate which an owner wishes to install along the inside of their rear courtyard wall must be  approved  before installation. To request approval an owner must submit a completed EWR form downloaded from the HLV website. Fencing may not be installed unless approval is obtained.

 

Fence posts may not be installed in concrete. Permanent fencing may not be installed. Any damage to irrigation lines will be repaired by the HOA’s contractor at the owners expense.

Letter from Coastal Asphalt on Roadbed Work Scheduled for next week.

Below is an update from Coastal Asphalt on the Roadbed Work scheduled for next week.  I have highlighted the important points to follow.

From Coastal Asphalt

The work is tentatively scheduled to begin the week OF March 20th and will consist of
cleaning the asphalt and applying two coats of asphalt sealer. Once the application is
completed, it is necessary to stay off the roadway until traffic control devices have
been removed (typically 24 hours). The process calls for us to divide Huntington Lakes
Villas into sections. Please refer to the enclosed color coded map identifying the scheduled
days we plan on doing each section.

Coastal Asphalt, LLC will strive to make this process as minimally disruptive to your
everyday lives as possible. Coastal Asphalt, LLC will work with the mail carriers and other
delivery personnel and will assist you in knowing where to park and how to come and go
to your respective homes. Please have your cars moved by 7:00AM on the morning
your section will be sealed. Please ensure your irrigation is turned off the night before
your scheduled date and remains off for 24 hours after seal coating is complete. IF IT
RAINS ON THE DAY YOU’RE SCHEDULED YOUR PHASE WILL BE MOVED TO THE
END.

On behalf of the Litchfield by the Sea Board, I wanted to thank everyone who attended our HOA President’s meeting last Thursday.     Your feedback on the format and content of the meeting is most welcome.   What topics would you like to see covered at future meetings?

The highlights from the evening included:

  • Bob Postiglione shared information about the 2022 accomplishments and the goals for 2023.   Please see attached letter that was emailed to you at the end of 2022.
  • LBTS consultant Sarah Brazee shared information about the work of the Resort Fee Committee.
  • Scott Manhoff shared information about the revised LBTS website which will be launched in the next quarter.
  • Steve Traynum from Coastal Science and Engineering shared information on the current status of the beach at LBTS and offered suggestions about how the HOA’s could collaborate on future beach maintenance projects.

Many of you asked for a copy of the presentation on the resort fee and it is attached.   We will continue to keep you updated on the progress of the Resort Fee Committee.

The LBTS Board will be discussing next steps on beach maintenance and nourishment.

Our next meeting with HOA Presidents will be Wednesday, April 19th at 5pm at the Beach House – please NOTE date change.   We look forward to seeing all of you then!

January 2023 Pool Update

Good morning everyone,

The board wants to provide you all with an update on our pool situation. The pool pump that was purchased about 3 years ago has failed again. If you will remember the electronic control assembly defaulted in June of 2021 after a year or so of usage. The assembly was replaced on warranty. The same part has failed again. Unfortunately, the warranty of just the part has expired. A new part has been ordered and we found out this week that it is expected to arrive sometime in the 120 day period. Until the pump we use is turned on there can be no cleaning other than some surface skimming.

The board chose last spring to purchase a new backup pump because of the previous issue. That new pump has been installed and will be used as the pool pump for the upcoming season. Once the older used pump is repaired, we will use that as our backup. You can count on the fact that we will be very cautious before we ever purchase this brand of pump again.

In addition, we have been observing the loss of water during these cold months. A leak analysis and pressure testing process were conducted, and we appear to have a leak of the piping around the outside of the pool. This one is at the far end towards the gazebo. Within the next few weeks, the vendor will be here to repair the leak. This will comprise taking out about a 30 inch square of concrete, repairing the leak, filling back with sand and dirt, pouring new concrete, coating with our texture product look, and repainting. This will take portions of 3 to 4 days. There will always be some sort of a scar look afterwards, however minimal it is.

Once the pool is repaired, we will refill with water, initiate running the pump and get the pool cleaned up and ready for the season starting in April. It was quite a blessing that the leak happened and was identified during the off season.

Guy and his brother-in-law spent last Wednesday installing 14  flexdiverters where it was required.
